Mountain Crawlspaces Are a Different Problem

Caribou Construction is based in Nederland, and most of the crawlspaces we work in sit above 8,000 feet. The conditions up here are genuinely different from what a Denver-metro contractor deals with, and the standard playbook doesn't always apply.

Snowmelt saturates the ground for weeks. Spring runoff moves through soil and rock downhill, and homes built into a slope end up with that water passing directly under the house. We have found active ground springs running through crawlspaces — not seepage, actual moving water that never stops.

Freeze-thaw cycles are relentless. Deep frost and repeated freezing work on foundations, open cracks, and drive moisture into materials that then freeze and expand. A vapor barrier that would last decades at lower elevation gets tested harder up here.

Clearance is often terrible. Older cabins, additions built without permits, and homes set on rock frequently leave 18 to 24 inches to work in. It's slow, physical work, and plenty of contractors won't take it on.

What That Means for the Work

• Water management is usually the main job. Where there's a spring or persistent runoff, a barrier alone accomplishes nothing. A sump basin, a French drain routed to it, and a proper discharge well away from the foundation come first.
• Heavier materials. Rocky ground shreds thin barriers. We use reinforced heavy-duty barrier and prepare the ground so it doesn't get punctured during install or later service.
• Real dehumidification. With a persistent water source, humidity control isn't optional and it can't be undersized. The unit has to be able to hold the space dry against ongoing input.
• Treat the wood. Mountain crawlspaces that have been damp for years often have fungal decay. Borate treatment and structural sistering where the framing has been compromised.
• Insulate the walls and rim. Closed-cell foam on the foundation walls and rim joists, which also fixes the cold floors nearly every mountain homeowner complains about.
