Outside air carries moisture in, the ground underneath gives off water vapor continuously, and the result is a damp, cold cavity sitting directly beneath your living space.
Encapsulation reverses that. We seal the ground with a heavy-duty vapor barrier, seal and insulate the foundation vents, insulate the walls, address any liquid water with drainage, and control the remaining humidity with a dehumidifier. Your crawlspace stops being an unconditioned hole and becomes a dry, sealed part of your house.
Sequence is the difference between an encapsulation that works and one that traps moisture. Liquid water has to be managed before anything gets sealed. Wet framing has to be dried and treated before it's closed in. Insulation goes on the walls, not the floor joists, so the crawlspace stays inside the thermal envelope.
